MOLD INSPECTIONS (Assessments)

 I perform general mold surveys of homes for sale or when family members see visible mold or detect odors of mold. These general assessments usually do not include sampling, unless you request them, because it is my opinion that it is best to start with a physical inspection to see - with my 15 years plus experience if I can find any evidence of mold or moisture conditions that would lead to significant mold exposure. In other words, let's see if I can find ANY evidence of significant mold before we go to the expense of sampling. My price for inspecting a typical home (3000 square feet or less) in Los Angeles County is $390.00. The price increases as the distance from me and the square footage of the home increases


BEWARE OF THE “FREE” INSPECTION

There is no free lunch, and these “free” inspections are likely to cost you a bundle on the back end in the way of over-priced or unnecessary work. The inspector likely works for a mitigation company, and they make their money doing mitigation work. Consequently, they will likely try to maneuver you into doing work that will pay for their “free” inspections. They will also likely try to scare you to create a false sense of urgency. They may also try to convince you to test or take samples when it simply isn’t appropriate.
